Home buyers and home sellers are on separate sides of the fence when it comes to home sales. Buyers want the best deal while the seller wants top dollar, however, they both share the same ultimate goal – they want a sale.
A REALTOR has your back whether you’re a home buyer or a home seller. REALTORS have what’s known as a “fiduciary” responsibility to their clients. They legally are obligated to put their clients’ best interests first.
Little known fact. Real Estate Agents and REALTORS are not created equal. A REALTOR pays to follow codes of ethics. As a client/customer to a REALTOR you have recourse if they lie to you, misled you, or if they disclose confidential information. You can report to the agent’s professional association, such as the National Association of Realtors. But again, this assumes the agent is a REALTOR. You’ll have far fewer options if the property is FSBO or just a traditional real estate agent.
Buying or selling a home always ask “Are you a REALTOR?” Be protected.
QUESTION for you: As a home buyer, do you really, really want to turn over your most intimate financial details to a FSBO seller or an online website who’s under no legal obligation to keep the information confidential? The same goes for turning any and all information over to the seller’s agent/REALTOR, who has no fiduciary responsibility to YOU but only to the seller. Your own REALTOR would know whether any information the other agent/REALTOR is requesting from you is reasonable, and your agent will keep your interest at hand. Your home buying agent/REALTOR shouldn’t cost you anything. The seller normally pays unless it’s a FSBO and they’re normally questionable.
