5 Mistakes Homebuyers Should Avoid

The home buying process can be complex if you don’t have a trusted and experienced real estate professional representing you, guiding you each step of the way.
Here are 5 mistakes home buyers should avoid.
  1. Not getting pre-approved
    Pre-approval from a reputable lender is a critical component of any offer made on a home. The great news is getting pre-approval takes less than 10 minutes.
  2. Not taking advice from real estate professionals
    A professional real estate agent can answer all your questions, not only about the home buying process but also about the homes you’re interested in. Before writing an offer on a home, you’re entitled to certain information about the home, including defects the seller knows about.  Your agent can also give information regarding comparable home sales so you can make an educated decision as to the home’s current market value.
  3. Not asking questions
    If you have any questions, you should always ask them! (No such thing as a “stupid question”)  Whether about the offer price, the inspection report, title insurance or closing costs, if you’re unsure about something, ask.
  4. Not seeing past the current owner’s decorating style
    A buyer can easily miss out on a great house if s/he can’t look beyond the interior decorating (ex. paint colors, flooring that can easily be changed, etc.).  You real estate professional can help you see past the cosmetic.
  5. Leading with your emotions
    While your home is about as personal as personal gets, when shopping for your new place avoid acting purely on emotions. It’s important to keep your head on to avoid paying too much or choosing a house that has too much “wrong” with it (for example, expensive structural or other issues that the seller refuses to address).  The advice of your real estate professional is particularly important when you’ve “fallen in love” with a home.
